Purpose of the Role
We are currently seeking a Quantity Surveyor to play a key role in the successful delivery of two new-build DFE secondary school projects. The projects are currently in PCSA stage (RIBA Stage 2 nearing completion), with construction commencing May 2026.
This role requires commercial input during RIBA Stages 3 & 4, working closely with the project team to manage costs, procurement, and contracts. Initially office-based in Cambourne, the role will transition to site-based to oversee commercial aspects during construction.
By building strong relationships with key stakeholders in the industry, the Specialist enhances market presence and supports business growth. Additionally, the role includes project coordination, documentation management, and client presentations to ensure both internal teams and external partners receive the necessary technical insights to make informed decisions.
Key Responsibilities
Cost & Commercial Management
- Provide commercial oversight during RIBA Stages 3 & 4, ensuring cost control and accurate pricing.
- Prepare cost estimates, budgets, and feasibility reports throughout the design and construction phases.
- Conduct procurement activities, including subcontractor and supplier negotiations.
- Manage valuations, variations, and change control to maintain financial efficiency.
- Monitor cost performance and report on financial risks, ensuring budget adherence.
Contract Administration & Risk Management
- Assist in preparing and reviewing contract documents, bills of quantities, and procurement strategies.
- Manage contract variations, ensuring accurate assessment of cost and impact.
- Work closely with project teams to ensure contractual compliance and risk mitigation.
- Support dispute resolution and manage contractual claims if required.
Project Coordination & Site-Based Management
- Work closely with design teams, contractors, and stakeholders to support project delivery.
- Assist in value engineering exercises to optimize cost without compromising quality.
- Provide on-site commercial management during construction phases (post-May 2026).
- Prepare monthly financial reports, forecasts, and cost reviews for senior management.
Qualifications & Experience
- Proven experience as a Quantity Surveyor (Project QS or Senior QS level).
- DFE (Department for Education) project experience preferred.
- Strong understanding of RIBA Stages 3 & 4 and commercial input during these phases.
- Experience in procurement, cost control, and contract administration.
- Knowledge of JCT contracts and NEC forms of contract (advantageous).
- Ability to work both office-based (Cambourne) and site-based (Ipswich area) as the projects progress.
- Strong communication and stakeholder management skills.
